Consult, No Commitment
In order for Michaela to find
out more about you and your needs and for you to find
out if Michaela is THE Buyer’s Agent for you, an
introductory meeting is the first step. Typically about
60 minutes in length, this is time well spent in
determining if you feel comfortable with and confident
in Michaela’s skills. It also gives Michaela a chance to
determine whether or not you are serious, realistic
buyers that she can invest her time and resources in
representing.
Buyer Agency Contract
There is a Buyer Agency
Contract recommended by the Greater Boston Real Estate
Board that some agents require you to sign upon meeting.
Do not sign this, or any other document under pressure.
Michaela does not require execution of this contract
until you have had a chance to view property together on
more than one occasion. It is important that you have
ample time to decide if you want Michaela to exclusively
represent you and for her to determine if your needs are
realistic. Once executed, the Buyer Agency Contract
binds you as buyers to your agent as determined in the
contract.
Fees
There should not be any cost
in hiring a Buyer’s Agent. When a seller executes a
Listing Contract to sell their property, the Buyer Agent
fee is defined in that contract and disclosed to the
Buyers Agents in MLS. A typical Listing contract is for
5% - 6% of the net sales price. The Buyers Agent
typically gets 2.5% - 3% of the net sales price. The
Buyers Agent does not get paid until the transaction is
closed and complete. The Buyer’s Agent may get paid 50%
- 95% of the fee according to their company’s pay scale.
Multiple Attempts
Negotiations are key to saving
you money and getting you the property you want for a
price that you want. In the current Real Estate
environment (2008 – 2009), the first property you make
an offer on is not necessarily the one that will close.
It is sometimes necessary to keep an open mind in order
to secure the 2nd or 3rd property
of your choice. Your Buyer’s Agent should see you
through each transaction with the utmost of
professionalism until your Real Estate goals are met.
The Buyer’s Agent does not get paid until a transaction
is closed and complete.
Fiduciary Responsibilities
Your Buyer’s Agent owes you
the same Fiduciary Responsibilities that the Listing
Agent owes to the seller. Make sure that your Buyer’s
Agent explains all 6 Fiduciary Responsibilities to you.
